Real vs. Fake: Which Tree is Greener

The turkey is gone, the stuffing has been devoured. Thanksgiving plates have been washed and out-of-town visitors have bid adieu. It's now time to turn to the next holiday. As the holiday music and decorations awaken from their long hibernation, everyone is preparing for the December holidays that mark the end of another year. As you start to break out the holiday decorations for this festive season, it's a good time to think about how to make those decorations green. Of course, I don't just mean green as in the Christmas-y color, but green as in environmentally conscious.

In Real vs. Fake: Which Tree is Greener Susan Fornoff of the San Fransisco Chronicle illustrates the ongoing debate about which decorations are truly better for our environment. Read some statistics, facts and arguments for both sides of this interesting and allusive debate. Click here to get some eco friendly ideas for your holiday decorations.

How About an Incentive that Actually Saves you Money?

Jeffrey Place is offering a two point rate buy down that will save you thousands on your mortgage.

With so many condo projects offering incentives to buyers it can be difficult to decide which perk is right for you. Some developers are offering free big-screen TV's, others promise an upgrade in your countertops, and still others are passing out free gym memberships. But savvy buyers aren't fooled by these hollow gestures- they want REAL incentives that mean REAL savings.

Jeffrey Place is offering buyers a two point buy down on their mortgage rate. By partnering with Huntington Mortgage, Jeffrey Place has created a buy down inventive that creates real value for buyers.

Click the link below to read more about this fantastic offer, and see an example of how it works.

Here's an example:

A North Block town home, with three bedrooms, 2.5 baths, solar panels, and geothermal heating and cooling, sells for $258,900. That's already a fantastic price. Add the rate buy down incentive and your mortgage payment could be as low as $1300.00 a month! That's less than most renters in Italian Village throw away every month on apartment living!

Buying a home at Jeffrey Place is already the smartest investment in Columbus. With prices per square foot that beat all of our urban competitors, Jeffrey Place condo owners are assured a great value, and using the rate buy down will continue to insure that value throughout the life of their loan.

Huntington Mortgage is offering great rates right now and Jeffrey Place has stepped up to make those rates truly irresistible.

You can only get this valuable incentive by contacting a Jeffrey Place sales associate. If you've been thinking about buying, but have waited and watched the market, now is the time! Come visit us at our town home model on Fourth Street or call a sales associate at 614-297-7448 to make an appointment.

An incentive that actually saves you money- it's just another innovative idea from Jeffrey Place. Come to Jeffrey Place and be moved.

Jeffrey Place Embodies the Principles of New Urbanism

Jeffrey Place is the Only Residential Development in Columbus Endorsed by The Congress for the New Urbanism.

New Urbanism is a movement to remake long-neglected American cities into vibrant urban centers. The principles of New Urbanism were created to entice a critical mass of people back into the city centers to live, work, and play. The belief is that these urban places are keystones of sustainable, dynamic communities. By re-developing urban centers, once thought lost, into walkable, human-scaled neighborhoods New Urbanists believe America can reclaim an integral piece of the economy; a stronger sense of identity; and fight the environmental and economic effects of suburban sprawl.

The Congress for the New Urbanism stresses the importance of creating a dialogue between developers, citizen, and local government. The dialogue leads to action, in the form of restructuring public policy and development practices to build urban communities that support diverse populations; pedestrian lifestyles; universally accessible public spaces and public institutions; and building design that celebrates local history.

Jeffrey Place is an urban infill development in one of Columbus's most historic neighborhoods. When National Community Builders purchased the 41.5 acre site it had sat vacant for more than two decades. The landscape of dilapidated concrete was nothing more than an eye sore to its Italian Village neighbors. Now, after more than 150 public meetings Jeffrey Place is becoming a major asset to its community.

Click the link below to read more about New Urbanism and how Jeffrey Place is fast becoming the model of New Urbanism!

The public meetings created an invaluable dialogue between the developer and community stakeholders that continues to influence and inspire the design of Jeffrey Place. It also ensures that the infill development blends seamlessly with the existing social fabric of Italian Village. Once completed, Jeffrey Place will infuse Italian Village with 4,000 people who are invested in continuing to grow Jeffrey Place into a dynamic and sophisticated community.

In the spirit of creating a vibrant community, Jeffrey Place has held true to the the New Urbanist principle of building a community for all to access. More than four and a half acres of public parks and green space; shorter, more walkable blocks; public art; and a wide range of price points make Jeffrey Place a usable and exciting neighborhood. From lofts in the $150's to detached single-family park homes at more than $1 million, the variety of properties will bring people of diverse ages, backgrounds, and phases of life together as neighbors.

Building communities on the foundation of New Urbanism makes sense for the environment, the local economy, and the people who live and work in America's urban centers. Jeffrey Place's commitment to New Urbanism is the practice of building a coherent urban center with thoughtful design that incorporates all aspects of a healthy urban lifestyle.

New Urbanism at Jeffrey is not just a list of best practices, it's a theory in practice. Come to Jeffrey Place and be moved.

Great New Digs in Italian Village

C-Bus Magazine just published the November/December Issue, on stands now. Flip through your own copy at your local coffee shop, or just visit www.cbusmagazine.com to read a pdf version. Don't forget to browse the "Seen on the Scene" section for pictures of you and your friends at local events around the city!

And don't miss page 17, where Marcus Herzberg spotlights fantastic neighborhoods in the 614. No surprise, the Jeffrey Place community is front and center of Herzberg's article; with it's current and future build, the site is one of the hottest places to live, work and play in Columbus.

Besides spotlighting the cool homes being built at Jeffrey Place, Herzberg focuses on the important philosophy behind the Jeffrey Place master plan- making this article particularly interesting. Herzberg explains that the developer of the site, Community Building Partners, "is concerned with the triple bottom line of environmental, social and economic impacts, and has gone through great pains to ensure that all three are overwhelmingly positive for the community."

The emphasis on community and the thoughtfulness in constructing the master plan at Jeffrey Place truly sets the project far apart from it's competitors.

Check out an issue of C-Bus Magazine for the full article, or see page 17 here.
